This mixed use project was a redevelopment of the intersection at Bluemound and Barker roads to include an architecturally stunning landmark known as the Marriott Center. The project consisted of removing two hotels, a restaurant and racket club to develop two new hotels and a ground level of boutiques, retail, dining options, along with the Offices of Poplar Creek in a distinct multi-story structure. Each of the six residential buildings is unique, from contemporary “Madison Avenue” to industrial chic.
JSD provided land surveying and civil/site design. These services included creating a complex drainage and storm water management systems consisting of two storm water ponds to provide an attractive entrance feature to the site. Our team also created three bio-retention basins as well as a large underground Stormtech chamber system maximizing the developable area.
Our team provided environmental assistance for a portion of the wetlands, obtaining Wisconsin DNR and Waukesha County approval and permits. In addition, we designed a public water main system and a new public sanitary sewer to provide service to all the new buildings and minimize cost to the developer. Traffic study roadway improvements required us to prepare plans for county and DOT requirements. Lastly, we created multiple certified survey maps so each building would have its own parcel for the developer to set up their ownership and financing structure.
